Spring is about to pop and so is The Edit! Thirteen stories of gorgeous living space will be online this summer, smack dab in the vibrant RiNo neighborhood. The construction team is hard at work finishing up the 10th floor residences and amenity spaces, so they are in the home stretch and on track to deliver this completed project in a few months! We have had such a fantastic time working with Zocalo to design this timeless addition to the Denver skyline.

If you are looking for a new home in Denver click here to learn more about this community which is perfectly poised to appeal to you environmentalists and artists out there! Here are a few quick highlights: The rooftop will be abuzz–literally–with bees and their hives will be professionally managed by The Best Bee Company. While you and your human neighbors will be recycling, light-railing and reducing your carbon footprints, these little black and yellow residents will be happily pollinating Denver’s greenery in the summer months, keeping our eco-system thriving and our farmer’s markets well-stocked with the fruits of their labor. Your impact on the environment will also be lessened because this project is LEED registered and has an ultra-efficient heating and cooling (IPS) system.

The well-being of the residents is just as important as the health of the planet and the Edit delivers! This will be a FitWel® certified community to help everyone breathe easy. Further, there is a two-story, state-of-the-art fitness center that will offer onsite and remote classes. For those who want to get their heart rate up while outdoors, there will be a bike share program and organized hiking trips. Sign me up!

And clearly we would be remiss if we failed to mention the RiNo in the room. The art scene that is the essence of this neighborhood will be marching right through the front doors of The Edit thanks to the connoisseurs from Nine Dot Arts. Their procurement team will be working non-stop to fill the hallways with fresh pieces from our talented local artists. Imagine, sipping that morning cup of joe while gazing at the latest and greatest works from your talented Denver community. Talk about an inspirational morning.

You will be able to see images of this completed project on our website soon, but for now, you can swing past 35th & Walnut and watch the finishing touches happen in real time. Either way, you will find a thoughtful new addition to our town that is here to make all our lives better in so many ways!

We have been hired by Kairoi Residential to plan and design a 328,000 SF multi-family project outside of Denver. With a construction cost of $44MM, this project will deliver 270 new units to Orchard Town Center which is an established mixed-use development with about a million SF of office, retail, and restaurant space organized and designed as a walkable town center. Curate will be a highly amenitized community with a clubhouse and poolside cabana. As is evident from these photos, this project is under construction with completion scheduled for Spring 2021. We will keep you posted as the project progresses. In the meantime, if you are heading North out of Denver, give it a look!

University Housing Project-Complete!

The newest option for student housing at the Colorado School of Mines is complete! We were honored to be a part of this project, designing exceptional spaces in which these extraordinary students can live, learn, socialize and thrive. This university is renowned for its pursuit of excellence in science and engineering particularly as they relate to solving current energy and environmental challenges. Given this, it makes sense that this residence hall is the School of Mines and the City of Golden’s first LEED Platinum project. This distinction comes from the utilization of energy efficient heating and cooling systems as well as rooftop solar panels.

This project delivers 107 suite-style residential units (249 bedrooms) and 4000 SF of commercial space. Students will be able to take full advantage of a breadth of amenities including a fitness center, numerous indoor community spaces, as well as two outdoor courtyards, laundry facilities and a bike maintenance area.

To the first residents of 1750 Jackson: Welcome to your new home, and thank you in advance to all of you who will make this world a better place!

The City of Golden has approved Common, a four story mixed use project developed by Confluence Companies. On this 3.4 acre site, we have designed this 143,541 SF building, replete with co-work, retail and restaurant space on the ground level. This is a unique project that will provide 164 “co-housing” units. Each unit will have a private bathroom and kitchenette, and all residents will have access to full kitchens and common spaces on each floor. The target demographic is the “digital nomad,” a person who wants to live where they work and have easy access to the mountains and exiting commercial amenities already in Gateway Village. A focus for this project was to create design efficiencies which will allow for reduced construction costs, and therefore, lower price points/affordable rents. This $34 million project will break ground this summer, and is estimated to be complete in 2021.

Project Update-The Golden Triad

We have a trifecta brewing in Golden as we were hired to design three buildings nestled together in the stunning foothills outside of Denver, Colorado. This site is being populated with two (36 unit) multifamily residential projects, as well as a four-story boutique hotel. Designing fabulous hotels is one of our favorite things to do here at Craine. Who doesn’t love creating spaces where travelers get to kick back, and get a true Colorado experience with expansive mountain views and unique interior finishes? This project will deliver forty-nine beautiful guest rooms where visitors will be able to pop right outside their door and hit miles of bike trails or enjoy the indoor-outdoor lobby space and bar.

In the images below, you can see the final roof trusses being placed on the first multifamily building, with the CMU cores nearing completion on the second. As I am typing this, excavation for the hotel is happening at a breakneck pace. We will keep you posted as The Eddy hotel goes vertical. If you are planning a visit to Golden in 2021, I just happen to know of a great place to stay.

Project Update-Zia!

Perched next to the 41st and Fox transit station, Zia has now taken shape and is set to bring new life to this full city block in the Sunnyside neighborhood. This is an eight story, mixed-use project that is just waiting for the talented masons to come finish adorning its exterior. Confluence was determined to help increase the amount of affordable housing units in Denver and that is exactly what they are offering with this project, as 66 of the 314 apartments are reserved for renters earning no more than 80% AMI and 25 of the 120 condo units will also be reserved for 80-95 % AMI residents. We simply love working with those developers in Denver who truly care about this great city and its residents.

In addition to housing, this project will deliver 9000 SF of retail space, and River Yoga will be one of the businesses occupying the ground level. What a treat for the residents to be able to walk down and get their yoga on! Given the proximity to mass transit, those living in Zia will be able to readily travel throughout Denver and the front range without the use of a car. RiNo Project Update

The Zocalo Construction team is pouring the Level 3 PT slabs, helping this mixed-use project reach its 13th story. This will be one of the tallest buildings in the River North neighborhood and will deliver 381 apartments atop 10,000 SF of commercial space. What a pleasure it has been to work with Zocalo Community Development, a company that has a long standing history of providing affordable housing in Denver. This endeavor was no different- developed with affordability in mind and designed to be an elegant addition to the neighborhood. Forty percent of the units will be studio apartments, and eighteen units will be designated for qualified renters earning 80% of AMI. We will certainly keep you all apprised of the progress. Collaborating with Mesa Development, we are designing 60 select club villas which will be situated on a 35-acre parcel in Castle Pines Village.  Every home is being specifically sited and developed for the unique topography of each lot, which range from 9,500 to 25,000 SF.  Given that thirty percent of the land is devoted to open space, our ability to maximize the vistas for each resident is unhindered.  Essential to the design aesthetic is paying reverence to nature by using materials which blend seamlessly into the environment, as well as by keeping the interior inextricably tied to the exquisite mountainous terrain with large windows and outdoor spaces.  If you are in the market for a luxurious mountain home, please visit their website here

The Anza on Federal

We are thrilled to be working with Highland Builders on their newest project, The Anza, which will flank the Federal Boulevard historic parkway.  This is a 26,000 SF, three-story building which will deliver thirty-five studio and one-bedroom apartments to our ever expanding cityscape. The development boasts gorgeous loft units, as well as a rooftop deck with both mountain and city views. While the design of the building is generally restrained, the entry feature is ornate, inviting and gives a nod to the rich cultural history of the area. The pattern is inspired by an art form which originated in Mexico-papel picado. These decorations are now used to celebrate many occasions including Día de los Muertos, birthdays and weddings. Construction is scheduled to begin in February 2020, so we will keep you posted on this project. In the meantime, we will be preparing our celebratory papel picado flag because great things are coming to Federal!

2019 Mayor’s Design Award

A big congratulations to the team at Craine who worked on The Lydian, as it was one of the award winners at last night’s big event. This is a 145,800 SF mixed-use building with 15,000 SF of office space, 10,000 SF of retail space all topped by 129 apartments, a gorgeous amenity space, pool and workout room. This project is near (literally down the street from our office) and dear to us, as we were able to team with some of our favorite people in Denver–Palisade Partners and Confluence Companies. We worked closely with the community to create a design that appropriately blends into the residential and historic setting of Five Points. The inviting nature of this space epitomizes not only the public involvement in the design process, but also the ideas of inclusivity and community engagement. We pride ourselves on designing spaces that draw you in and make you feel welcome. So if you are riding the light-rail down the Welton corridor, pop out at the 25th & Welton stop! Grab a beverage at the Welton Room, take a class at River Yoga or just hang out in the lobby of The Lydian. We promise, you will feel great in this space and meet some terrific people!
