Design Challenge
Design a mixed use residential building that introduces a strong street presence at a key corner while helping set the tone for new development in a transitioning industrial neighborhood.
Accomplishments & Design Solution
The ground level is built around a mix of retail, lobby, and residential entries, blurring the edge between the sidewalk and the building. Outdoor areas and expanded right-of-way zones were designed to support the commercial frontage, creating space for seating and helping retail engage directly with the street.
Early design concepts explored a biophilic approach, bringing references to the natural environment into the building. As the design evolved, that influence remains in the material palette, graphics, and shared areas.
A restrained facade, with regular openings and a consistent rhythm, provides a clear structure for the building and allows the ground floor to carry most of the activity. Large windows and Juliet balconies bring in light, views, and fresh air throughout.
